Chief Executive

Olivia was appointed as Chief Executive in April 2017. Previously, Olivia was Finance Director at Dolphin Living, providing financial and commercial oversight on a wide range of property and related projects, including debt and fund raising. Olivia is a Chartered Accountant and has worked for more than 20 years in the property industry.

Olivia is a Director of our Registered Provider, a board member of Westminster Community Homes and is past Chair of the Westminster Property Association.

Jacqueline has over 12 years of customer service experience, and prior to Dolphin Living she worked for M&S as Head of Food, Clothing & Home In Store Experience, and previously as Head of Customer Service Improvement & Change. At M&S Jacqueline developed effective strategies, influenced company direction and drove transformation. She also worked for TUI within Guest Relations.

Finance Director

Gary qualified as a Chartered Accountant with Deloitte and has over three decades of experience across a range of sectors and companies. Most recently, he has worked in the property industry for just over 12 years at listed real estate companies, Derwent London, CLS Holdings and Inland Homes.

Gary is a Director of our development subsidiary, and a board member of Westminster Community Homes.

Asset Management & Governance Director

Octavia has worked in the housing sector for 17 years and has a wide range of experience across a variety of areas in the sector. Previously Octavia led the Member Engagement and Relations team at the National Housing Federation. Octavia is a Fellow of the Chartered Institute of Housing and an Associate of the Chartered Governance Institute UK & Ireland.

Octavia is a Director of our Registered Provider.

Andrew is a director of Dorrington PLC, a privately owned residential and commercial property company that invests mainly in London. He focuses on business development, strategy, acquisitions and sales, financing, investment appraising, business planning, and asset management across both the residential and commercial portfolios. Andrew joined Dorrington in 2005, having started his career in investment banking.

Deirdra is Director of Place Shaping at Westminster City Council, providing strategic leadership on the form and function of the city for the future. Previously Deirdra was Director for Regeneration and Planning at the London Borough of Newham and involved in the Olympic planning and legacy, strategic transport and large scale mixed use projects including 1000s of new homes.

A Chartered Surveyor for over 40 years and Westminster resident, Bruce has had a career specialising in property management in the private sector, with particular emphasis on charities. Recently the Director of Estates for the Children’s Society and property advisor to St John Ambulance, he was also on the Committee of Management of Dolphin Square Trust for 14 years up to the creation of the Foundation in 2005. He now holds a number of advisory positions in the charity world.

Paul is a Chartered Surveyor and Director - Real Estate at TT Group (Telereal Trillium), one of the UK's largest, privately owned, property investment and development firms. Paul is involved in asset management, portfolio transactions, property financing, and new business opportunities. Paul joined Trillium in 1998 having started his career working in Royal Mail's asset management team. He is a Patron of LandAid, the property industry's charity, and a member of The Worshipful Company of Chartered Surveyors.

Jason has 30 years' financial markets experience and is Managing Partner of Liverpool Street Capital Advisors, a City-based corporate finance advisory firm. He advises on investment grade residential and commercial property transactions, in both public and private finance markets. Previous roles include Family Office CEO, PwC Partner, Head of Financing Advisory at Investec Investment Bank and Global Structured Finance at Natwest Markets. Jason has also sat on risk and credit committees and provided written and oral testimony as an expert witness in USD2.2Bn ICC Arbitration proceedings.

Ben is the Chief Executive of Ekaya Housing Association, responsible to the Board for the leadership and strategic direction of the Association. Prior to this, he was the Housing Director and Deputy Chief Executive of Westway Housing Association. Ben has held a variety of senior Housing and Asset Management roles with both large and small organisations within the Housing sector, including three years’ experience as an independent housing professional, supporting organisations through change, performance improvement and service transformation.

Jo is a Customer Service executive with over 30 years' experience in the retail industry. Jo has spent the majority of her career as Head of Customer Service across all points of contact with Marks and Spencer. She develops end-to-end strategy to deliver consistent customer experience, delivering and embedding transformational change. Jo also sits on the Board for Moat Housing Association.

Julia is an experienced Development & Regeneration professional, with a career in both public and private sectors. Julia spent 20 years in Executive Director roles at Catalyst Housing, she was responsible for their mixed tenure development programme, asset management, sustainability and health & safety. She now runs her own consultancy business, JM Development Consulting, working with public sector clients and their partners and suppliers to increase the supply of good quality affordable homes. Julia chaired the G15 Housing Association Development Directors Group 2013 – 2017.

Sarah was Development Director at the Royal Academy of Engineering until 2016, having previously spent nearly 20 years as an investment banker. She was a director at HSBC Investment Bank. Sarah now focuses on charities and governance, and currently her other board roles are the Jurassic Coast Trust, which is responsible for managing the World Heritage Site, and Carefreebreaks, a social tech start-up. She was recently appointed to the board of the Vehicle Certification Agency, part of the Department for Transport. Sarah lives in Westminster.

Katherine is Director of Build to Rent at John Lewis Partnership. With an 18-year career in real estate, Katherine has been at John Lewis Partnership for over 10 years and in her current role she spearheads a sub-division committed to investing in complex, mixed-use developments, with a focus on social and environmental objectives. Her previous role as Head of Real Estate, Planning, Policy & Commercial involved overseeing all aspects of the Partnership's £2 billion estate. Katherine also serves as a board member of the New West End Company, chairing their Sustainability Committee.

Sarah started her career as an external auditor with BDO Stoy Hayward. Specialising in social housing she moved to KPMG. Sarah moved to London & Quandrant Group and then AmicusHorizon (now Southern Housing following merger) in 2009. Sarah is a member of the National Housing Federation's Finance & Policy Advisory Group and sits on the ICAEW social housing sub-committee. She has previously chaired the G15 Finance Directors' Group and was Vice Chair of the NHF's SORP Working Party. She was appointed to the Sustainability for Housing Board in 2021.

Anna Strongman is CEO of Oxford University (OUD), a joint venture between Oxford University and Legal & General set up to build Innovation Districts and subsidised accommodation for graduate students and the university workforce. Anna was previously Managing Partner of Argent LLP. She spent 12 years at Argent on a range of asset, development and business planning projects. Highlights included leading the Asset Management of King’s Cross, developing Coal Drop Yards and setting up a BTR portfolio with JV partners Related.

Janice is a well established housing professional who has worked in the housing sector in a variety of settings including senior roles spanning four different Local Authorities in London and Essex. She has a wide range of experience across a variety of operational and strategic areas including asset management, housing development and policies. In Thurrock and Southend, Janice worked with colleagues in social care and health and commissioned services for adults with disabilities and older people. She is a member of the Chartered Institute of Housing and Chartered Management Institute.
